PERSOLKELLY are seeking an experienced Facility Manager join their team for an ongoing assignment with potential for permanent placement.

Working hours: Monday to Friday and some weekends

Start Date: ASAP

Duration: Ongoing – permanent for the right candidate

Pay Rate: Approx $50 – $55 p/h Super – depending on experience

The Role

The purpose of this role is to coordinate and manage the safety, security, and maintenance needs of the building occupants.

Responsibilities will include:

  • Provide an on-site presence during business hours.
  • Operate as the Chief Fire Warden for the building and lead the (ECO) Emergency Control Organisation Committee for Wellington Exchange.
  • Be a primary contact for tenant related issues (including monitoring tenant specific mailboxes and having regular meetings).
  • Liaise directly on site and provide a ‘customer service management’ function for the tenants.
  • Manage new or existing access cards requests and records, etc.) for on-site and off-site tenants (including Gnangara Exchange).
  • Provide input to Operations and Asset Management (O&AM) Facility Manager on upgrades/repairs required to the building regarding the tenants.
  • Work with the Revenue Leasing, sales, sales teams on new opportunities.
  • Provide access for trades and potential tenants as required to areas in tenancies and elsewhere in the building (subject to Operations and Maintenance process).
  • Assist O&AM regional Facility Manager with any on-site works coordination.
  • Provide some subject matter expertise in managing/resolving property-related issues.
  • Track and manage reporting on building maintenance, compliance, and repairs.
  • Provide input into Outgoings budgets as well as assisting with sourcing Outgoings actuals.
  • Engage in ongoing reviews of business process and systems to ensure the company’s evolving objectives are being met.
  • Become familiar with assigned sites and be responsible for identification of areas of risk or non- compliance to company Policies, standards, and procedures.
  • Provide support to the O&AM Facility Manager in the operation, performance, and monitoring of Building Management Systems (BMS) and Controls; low voltage and high voltage (where relevant) electrical; UPS; SGP; HVAC including chilled water systems; fire protection systems; and plumbing.
  • Ensure the efficient and optimal operation and use of building assets for the tenants.
  • Participate in building related Change Management activities including Method of Procedure (MOP) review, handover, and acceptance of installed systems.
  • Perform initial response or assessment to faults and alarms in accordance with the processes and Response Times schedule.
  • Challenge behaviours that conflict with companies Working in Network Sites (WINS) procedure.

Experience Required

  • Proven experience in working in commercial properties, managing building occupant requirements and building services.
  • Commercial building management experience
  • Working knowledge of Electrical and HVAC (heating, ventilation and air conditioning) systems for commercial operational applications.
  • Certificate or diploma in facilities management or business, such as the Diploma of Facilities Management NAT) or Diploma of Business (BSB) or other relevant tertiary qualification
  • Trade qualifications (Air Conditioning or Electrical)
