The largest land development in South Australia since the 1950s has been announced on the outskirts of Murray Bridge, focusing on affordable housing. This $7.6 billion project at Gifford Hill, led by Costa Property Group and Grange Development, is set to transform the area with 17,000 new homes. Once completed, the development could triple Murray Bridge’s population to over 65,000.
Key Features of the Development
The project aims to convert 1,860 hectares of farmland south of the South Eastern Freeway into a vibrant urban area with:
- 17,100 new homes
- Seven new schools
- Six neighbourhood centre’s with local shops and services
- 404 hectares of green space, with two-thirds being bushland
New Town Centre and Employment Opportunities
At the heart of the development will be a second town centre adjacent to the Murray Bridge racecourse. This area will feature shops, offices, and a state-of-the-art sports and entertainment precinct, including a polo ground. Eventually, this new downtown area will employ around 3,400 people.
Economic Impact
According to Ethos Urban’s Economic Impact Assessment, the development will generate $750 million of retail spending annually in the Murray Bridge region. The project is expected to add $7.58 billion to the economy over its lifecycle.
Job Creation
The project is expected to create over 7,200 onsite jobs during construction and an additional 5,200 jobs in offsite businesses.
Timeline
The Gifford Hill project will launch to the market in 2025 and will be developed over a 30–40-year period.
